Garage Conversion Design

GENERAL DESCRIPTION Detached garage conversion into a small house. Initial plans already drawn up (by a friend who doesn’t have time to finish the project). Anything can be done with the space, so I need someone to help conceptualize the best use of space, and draw up architectural plans for whatever we decide together. Therefore, you need to be creative, have attention to detail and be able to create/modify architectural plans. Space: 2 car garage approx. 450 sq. ft. with small outdoor patio. Here is a video of the current space: [login to view URL] - also attached is a brainstorm floor plan, but anything is possible so this brainstorm design is just a starting point and one possibility. PROJECT CONSIDERATIONS: - Potentially noisy Alley, privacy desired on that side. - Foundation levels are flexible, except for the plumbing on the south wall, which needs to stay at current grade. So the entry, living room and bedroom can all be sunken to chosen levels (likely up to 3’ or so). - Small patio can be dedicated to the space, creating a larger perception and indoor/outdoor options. DESIGN THOUGHTS SO FAR.... Entryway: - Build in drawers in front of front door (taking up space underneath half of the bed). - Build in drawer underneath entryway stair to store shoes. Bedroom - Closet continues to the end of bed (taking up ⅓ of the bed width) and has a built in bookshelf facing bed. - Built-in drawers underneath bed. Kitchen: - Breakfast nook in corner to the left of the stove. Is there space? - Corner sink? - How much counter space on southern wall, or closet? - Island in the middle? Living Room: - Built in drawers and book cases on southern and northern walls and inside the stairs. - Possible thin wall fireplace on western wall. DESIGN/INSPIRATION EXAMPLES: Similar size, I especially like the adaptive facade and indoor/outdoor patio room.
