We are a sales/construction company that needs to install a CRM system that coordinates our sales leads with our back-end operations including all the processes pertaining to each construction job. Specifically, we would like our CRM system to do the following:
1. Needs to be accessible (online and mobile) for all lead drivers and relevant staff to access anywhere
2. Leads entered on our website inquiry form to flow into CRM as a new lead
3. Needs to be able to track who referred leads to the company either through a referral website or entered manually
4. Lead distribution logic/triggers that direct leads to right team based on geographic territory
5. Triggers to escalate inactive tasks to supervisors/managers after a period of time
6. Calendar and scheduling tools for the sales reps
7. Contract management -- generate contracts from pre-programmed templates from data entered in CRM for each deal
8. Project management workflow for each construction project with tasks auto assigned to correct people along the way taking into consideration different operations teams/offices
9. The ability upload photos/scans/documents to each project file
10. Real-time updates for the client and sales rep when tasks in the project workflow complete, whether by update e-mails or by special web portals for each customer to track their construction project's progress
11. E-mail marketing campaigns to keep connected with clients for future maintenance service and referrals
We are looking for assistance from someone who has experience and knowledge about which of the many open-source CRM products out there can help us achieve these goals. We have investigated Zurmo and Sugar CRM Community Editions but are open to any product, whichever will be the best to accomplish our business requirements.

Experience with Zurmo and vTiger (spin off from SugarCRM). vTiger's default reporting is better but Zurmo is more flexible.
