Conceptual Sketches of Building Exteriors and Interiors

I am preparing a Powerpoint presentation explaining ideas for remodeling a commercial building complex. I have photographs of the drab, monochromatic commercial storefronts and some interiors. I need an illustrator to create colorful overlays that demonstrate the concepts. For example, there is a (closed) cafe on the property. The overlay would add a new sign, a row of outdoor tables, a sidewalk partition, a server and some patrons. Another space is an empty bank. The overlay would turn it into a childrens play space, with murals, a play house, and children interacting. Another space is a bare outdoor plaza; the overlay would add cabana style seating and work areas.
These drawings are NOT to be photo-realistic, 3D modeled, or "virtually staged." They must be quick and rough, hand styled color sketches with very little detail. These are conceptual sketches, NOT renderings. Because they are to be used for the beginning of the development process, they should only indicate objects, spaces, and people with simple outlines and forms to indicate these are CONCEPTS, not completed designs. They are meant to start a discussion as opposed to show a lot of details that people might be opposed to.
We need a total of 10-12 sketches (a couple of the sites might need more than one angle). We will provide the artist with photographs and descriptions of what we need, as well as example images as needed (e.g. pictures of outdoor seating to be sketched into the plaza.
Please don't bid if you don't have portfolio pieces that illustrate that you can do this kind of work, thanks.
