Auction website (PHP)

I will provide you Joomla Templates or you can use your own but I have to select that per requirement. Show me some samples. Basically site will be functioning as a auction for real estate business. Queries: 1) Categories will be fix or admin can make change in it. 2) Super Admin: Can access the whole activity of the site. e.g. Add new posting, delete some posting, allow or discard the posting by user. 3) Admin: These are the employees, who can modify the site modules. 4) User: Create an account and bid for the property as well as post their property for sell. 5) Security to prevent fake users. For that we can take their credit card information or something like that. 6) The post by the user should be validating by admin first then it will be allowed to be post. 7) If the property sells, it should be informed the whole path to calculate the commission. 8) There will be a counter for visitors. In addition there might be some modification here and there. You will be responsible for that also.
